We offer our landlord clients two options to suit every budget – Fully Managed or Let Only. No matter which you choose, you’ll receive a personalised service and the reassurance that your property is in safe hands.
Fully managed service
When we say fully managed, we mean it.
There are no hidden extras to worry about; your tenancy is taken care of completely. You don’t need to do anything except look forward to your rent getting paid into your bank account every month. Our Fully Managed service includes:
Property marketing through Rightmove, the UK’s number one property website, plus mailouts to registered applicants. We take professional photographs to showcase your property at its best.
Accompanied viewings with potential tenants. We’ll show your property and be on hand to answer questions as people look around.
Complete tenant management, including tenant selection and referencing, collecting the deposit and rent, carrying out periodic inspections and being the first point of call if the tenant has a problem. We’ll also handle returning the deposit and making deductions if necessary.
Providing an AST tenancy agreement and other tenancy paperwork, such as an inventory of fixtures and fittings and a Check Out report.
Organising mandatory certificates for Gas, EICR and EPC when they become due.
Arranging maintenance works and repairs using our in-house team of vetted and trusted tradespeople. To save you the bother of being contacted every time a minor repair needs to be made, you can approve a specific value in advance – we’ll ensure the work is carried out immediately.
Property handover to move tenants in and out. When tenants give notice, we’ll automatically relist your property and find you a new tenant quickly and seamlessly. We offer next-day changeovers for minimal vacant periods.
Peace of mind. We provide monthly statements and invoices, so you’ll always have a clear picture of your property income and profits. We also offer insurance against non-payment of rent.
Let only service
Our Let Only service offers many of the benefits of the above, except once we’ve found your ideal tenant, we’ll pass the baton over to you. With this service, you’ll get the following:
Property marketing on Rightmove, plus mailouts to our registered applicants. Professional photographs are included.
Accompanied viewings with potential tenants.
Tenant selection – we’ll carry out referencing checks and hand over the entire tenant file once you’ve chosen the right person for your property.
An AST tenancy agreement giving you the reassurance that you’ll have a watertight contract.
Optional services – we can protect your tenant’s deposit in a custodial scheme and provide them with all housing legislation information, if required.
